Palais Royal Ichigaya (パレロワイヤル市ヶ谷) is a 15-residence condominium at 7-1 Haraikatamachi, Shinjuku-ku, Tokyo, with four floors above ground and one basement level. Haseko Real Estate developed it under its Palais Royal brand, and Haseko Corporation designed and built it. It was completed in May 2026 and is in the residential area between Ichigaya and Kagurazaka.
*The building*
Palais Royal Ichigaya has a reinforced concrete (RC) frame designed to Japan's current earthquake-resistance standard (新耐震基準). It occupies a 1,837.61 m² site, is entirely residential, and owners hold the land as freehold. Haseko Community manages the building under a full outsourcing contract, with a manager on site during the day. The district's name dates from the Edo period, when the shogun's household office granted land here to the officials who handled gifts from the shogun.
*Services and shared facilities*
A porte-cochère leads to the auto-lock entrance, where a concierge is on duty from 10 am to 8 pm. Residents share a lounge and a pet grooming room, and they can hand over parcels through a butler-box service. Two lifts serve the building, the corridors are indoors, and there are delivery boxes, security cameras, bicycle parking and a refuse store open at all hours. Each residence has its own trunk room, which carries a monthly usage fee. Car parking is in mechanical bays that take high-roof vehicles; spaces are allocated through dedicated-use rights (専用使用権) for a monthly fee. Pets are permitted subject to building rules, which allow up to two large dogs, and musical instruments may be permitted under the same rules.
*Residences and access*
Every residence offered for sale or rent since completion has been a three-bedroom (3LDK) layout. The smallest listed so far is 135.13 m², and the largest plans exceed 189 m². Their listings show floor heating, built-in air conditioning, a built-in refrigerator and wine cabinet in the kitchen, twin-basin vanities and two toilets.
Ichigaya Station, on the Tokyo Metro Namboku and Yurakucho lines, is a 7-minute walk, and Ushigome-kagurazaka Station on the Toei Oedo Line is 8 minutes away. At Ichigaya, the Toei Shinjuku Line platforms are 10 minutes on foot and the JR Chuo-Sobu Line platforms 11 minutes. The shops and restaurants of Kagurazaka are within walking distance, as is the Sotobori, the former outer moat of Edo Castle. The address falls in the school district for Shinjuku City's Aihi Elementary School.
