Our teams at Housing Japan
We work in several divisions across property, hospitality and the operations behind both. Discover what each one does day to day and the kind of background people bring to it.

Our sales team handles the buy and sell side of central Tokyo's luxury residential market, concentrated in Minato-ku and the surrounding prime wards. Agents work both 元付け and 客付け, and deal flow includes off-market properties sourced through relationships built over twenty-five years, alongside the full REINS market.
Clients range from Tokyo residents and returning expatriates to overseas investors buying freehold from abroad, so most transactions involve financing, tax or residency questions alongside the property itself. Our agents speak English, Chinese and Korean as well as Japanese, and they come from Japanese brokerages, international agencies, and sometimes from inside the firm.

The property management team looks after a Tokyo portfolio of roughly ¥50 billion, a substantial share of it owned by people who live outside Japan. The work covers tenant sourcing, rent collection, maintenance and renovation coordination, and financial and tax reporting.
Owners have an Owner's Portal, virtual accounts that let them hold and spend yen without a Japanese bank account, and access to bilingual tax accountants. Because they can check statements, rent payments and repair history whenever they want, the record-keeping has to stay accurate and current. The day-to-day mix is Japanese-language dealings with tenants, contractors and management companies on one side, English or Chinese reporting to owners on the other.

Leasing runs in-house, so the same firm that sells a property can also let it and manage it: owners deal with one company rather than three. The team markets each property individually, to our own database of corporate, embassy and institutional tenants, to over 1,300 external agents, and through REINS and the major rental portals.
Long-term residential leasing runs end to end here: viewings, tenant screening, contract negotiation and renewals. Owners sit on one side, corporate relocation contacts, embassies and individual tenants on the other. Strong Japanese is essential, since both the tenant conversations and the contract work happen in it.

Housing Japan builds as well as sells. Our development team takes projects from land acquisition through design, construction and finishing, working with architects and contractors to deliver luxury residences in central Tokyo.
Some projects are our own and some are with external investors, which brings reporting to capital partners on programme, budget and returns alongside running the delivery itself. Day to day that means specification and design decisions, site coordination, and keeping a project on schedule and on budget.

Our resort division operates hotels in Hakuba and Tsugaike Kogen under Resort Japan, alongside the sale of second homes and investment property in the Hakuba area. On the hospitality side the team runs the properties themselves: guest experience, bookings, and the marketing that fills the rooms, for a guest base drawn largely from Australia, Southeast Asia and Hong Kong.
The property side works with buyers looking for a mountain base or a rental asset, many of whom first came to the area as visitors. Roles here combine hotel operations with property transactions, and the division is based in the Hakuba Valley rather than Tokyo.

Marketing produces the content the business sells with: photography and video of the properties on our books, 3D visualisation of new developments still years from completion, written content and market research published across our sites, social media, and paid advertising for both the brokerage and the hotels.
Our buyers research from a dozen countries before they ever contact us, so a set of images or a market report is often their first encounter with the firm. People here come from creative, editorial and digital backgrounds.

Operations and office support hold the transaction process together: contract preparation and compliance, 重要事項説明書 documentation, accounting, client onboarding, and the coordination between sales, leasing and property management that a one-stop firm depends on.
It is also the most common way into the company for people without real estate experience, and the clearest route from there into the other teams. Business-level Japanese is required; English varies by role.
